GRADUATE HOSPITAL

It was serendipity that our lender Traci Sebastian ran into Colin and Robin at a fundraiser right as they launched Waybar, a joint venture for developing their own projects. At the event, they mentioned an intriguing project in the Graduate Hospital neighborhood in early stages of pre-development. They were raising capital for the project, so Traci told them about our Equity-replacement product, which provides mezzanine financing in addition to the senior loans we offer. Colin and Robin were intrigued by the opportunity. Our ensuing partnership with Waybar proved to be an advantageous collaboration for all in acquiring and completing the transformation of this terrific up-scale, single-family home.

When asked what the appeal of this equity product was, Colin and Robin responded, “We had to come up with less cash at closing, which meant we had more cash available for other deals. This was the first time a lender offered us this unique product. They believed in our project and us… Besides, we loved working with Traci and her team—from acquisition to closing everything was transparent and smooth sailing. It is a joy to work with a company that does what it says it’s going to do!”

HOPE STREET

Colin and Robin of Waybar LLC are experienced investors whose commitment to high-quality design and work is evident in their end products, such as the stunning home they created in the Graduate Hospital neighborhood (shown above). They parlayed the financing we offer through our Lending products along with our Equity product.

The equity we arranged proved so successful that when it came time for Colin and Robin to move forward on four townhouses in Olde Kensington/Fishtown (with coveted garage parking!), they returned to us to support the lot acquisition and financing of the ground-up new four-home construction. Two homes are already under contract with the project, already braking ground!

BRIGHTWOOD PARK

Walter had been a Spring Garden Lending borrower for years, when he ran into a problem familiar to any experienced developer. A multi-unit project in Washington DC had run into delays, and he needed $180,000 in additional capital to finish it out. This left him with insufficient capital to start his next project which required $200,000. So he leaned on his long-term relationship with Spring Garden Capital Group and received $180,000 in a single equity-replacement financing from Spring Garden Equity. Walter was able to retain his working capital to keep his project moving and get others started.
