Inspired by a real estate developer friend, investors Zeel and Patel bought their first rental property—a single family in Monroeville—in 2022. That went well, so over the last two years they bought three more, mostly in Penn Hills.
After self-funding their first few deals, the partners knew they had to start taking advantage of leverage if they were going to grow. So, Zeel and Patel made that a goal for 2024. That’s when they met one of our lenders, Kyleigh Haynes. She gave them their first loan for a single-family property in Bridgeville. It was such a good experience, they’ve already done two more—one in Robinson and one in Plumb Borough!
Kyleigh appreciates working with this team and focuses on delivering the speed and certainty she knows matter to them. “When I first met Zeel and Patel, it was clear they were sharp. They wanted to make solid investments that also make a positive impact by renovating blighted properties in the surrounding community. I know they rely on time-sensitive, off-market purchases to get good deals, so I always focus on getting their loans closed in well under 30 days—sometimes as quickly as a couple of weeks!”
In this challenging market, Spring Garden Lending is doing its part lending to developers like Zeel and Patel who work hard to provide good, affordable housing options and opportunities for all homebuyers.
Spring Garden Lending supports developers with quick closings and rapid draws at the core of our 100% construction financing. We have our customers’ backs every step of the way.
