How One Deal Sparked Five More and a First New Build

Borrower Stories | Columbus/Cincinnati Metro | August 2026

We’re proud to support borrowers who take on the challenge of revitalizing neighborhoods

In our series, “Developing Stories,” read about these borrowers and their experiences.

Having spent her career in home improvement, Catherine loves the process of “going from terrible to spectacular.” In 2022, she got the chance to do exactly that when she purchased a dilapidated building from her uncle. She renovated the property, sold it within a week, repaid her uncle, and quickly expanded to five more projects alongside her business partner, Daniel, owner of iConstruction, a local construction company.

As their business grew, self-funding became a bottleneck, tying up capital and limiting their ability to pursue new opportunities. A connection through their real estate agent led them to Omar ElhagMusa, our SVP and Ohio Market Leader. One coffee meeting later, they were ready to do a deal together.

We’re now financing Catherine and Daniel’s first ground-up construction project in downtown Westerville, with construction beginning in July.

“Omar is fantastic. He’s attentive, resourceful, and always available. Our relationship with Omar and Spring Garden Lending has certainly benefitted our business,” Catherine remarked.

It’s been incredibly rewarding to serve as a lender for real estate professionals who take such pride in their work. I’m proud that Spring Garden Lending had the opportunity to support Catherine and Daniel’s first ground-up project, and I hope this is just the beginning of many successful projects we’ll accomplish together!
