ASHLEY AND GREGORY'S STRATEGY REALLY BOILS DOWN TO DOING THEIR HOMEWORK

We profiled Ashley a few years ago. She continues to be so active in the Baltimore real estate market that we’re following up—not only because she has acquired more real estate, but she’s also acquired a business partner, Gregory. Together, they’re are able to expand their business, its assets and its goals.

To re-cap: Real estate is in Ashley’s blood. To this day she owns her first purchase in 2016 of her beloved great-grandmother’s house in Greenspring/Park Heights.

In 2017-18, Ashley found a rehab project in the Pimilco neighborhood and worked with us to fund it. She had “shopped” for lenders and what sold her on Pete Pecoraro, our Market Director and SVP, was his knowledge of the market and experience in the field which led to us working together on this first deal. When we spoke, Ashley and Gregory had just sold a fully rehabbed single-family property in the Forest Park neighborhood that we financed with “no hiccups,” as Ashley put it.

Now fast forward to the Park Heights neighborhood where Ashley and Gregory are working with us again for a bridge loan for a full renovation of another single-family home. “Here again working with Pete was a pleasure. We closed on this in less than two weeks!” This project has a planned completion of Spring 2024.

Ashley continued, “With Pete’s encouragement, we are trying to do several projects at the same time to develop a healthy portfolio. We recently found two properties in Park Heights with the goal to close at the end of the year. We will look to Spring Garden Lending to finance these projects.”

Ashley and Gregory’s strategy really boils down to doing extensive research to find the right project in a viable, emerging neighborhood for the right price.
