FROM INHERITANCE TO INVESTMENT

Borrower Stories | Pittsburgh, PA | May 2025

We’re proud to support borrowers who take on the challenge of revitalizing neighborhoods.

In our series, “Developing Stories,” read about some of these borrowers and their experiences.

Nicole’s former family home became an ideal investment property. Her father rented and moved into the Clairton neighborhood duplex in the 1980s. Ten years later, the owner informed him that he was selling the property. “Not so fast” responded Nicole’s father—he loved his home and jumped at the chance to buy the place where he could live and earn rental income too.

When her father died two years ago, Nicole inherited the duplex.  Not needing money for acquisition, she sought financing to renovate the duplex and keep both units as rental properties. She tried four or five lenders who all turned her down. Nicole scouted Facebook groups for financing leads and saw a post from Kyleigh Haynes, our VP of Lending. Nicole reached out, and she and Kyleigh talked through the project and formed an instant connection.

Kyleigh respects Nicole’s organization and efficiency (born no doubt from her profession as an auditor) which was compelling to Kyleigh. And Nicole values Kyleigh’s hands-on style and ability to close the financing without a hitch.  Nicole touted the results stating, “Kyleigh and Spring Garden Lending are so easy to work with. Kyleigh totally understood the scope of the project. I couldn’t believe I was in and out of the closing in 15 minutes.”
