Our new market president of the DC region, Scott Nicholson, has been in the real estate lending business for over 40 years.

After growing up in East Texas, Scott’s first financial services job out of the University of Texas at Austin was with a mortgage company. Recognizing a budding talent, the CEO put Scott in charge of construction loans and in 1984, Scott originated his first loan for $905,360, financing the construction of 23 single family homes just outside Austin, TX.

A few years later, Scott and his wife moved to Washington, DC for Ann’s work. Scott’s career blossomed in his new hometown, as he worked for a series of successful local banks in increasingly senior positions.

As Scott says, the best decision he made other than marrying Ann—and eventually coming to Spring Garden Capital Group!—was moving to Columbia, Maryland to join The Columbia Bank in 1993. By 1998, he was an SVP and headed up their real estate group. Next was a string of high-powered positions as banks got bought and sold. In 2023, Scott decided to change gears and try his hand at a title company focusing on business development. Along the way Andy Rachlin, our company president, got wind of Scott and approached him to head up the DC team.

When asked what it was that intrigued Scott about Spring Garden Capital Group he responded, “Helping small business owners achieve their dreams and attain wealth has always been core to my professional goals. I grew up working in a family business and I have always gravitated to being part of that unique equation.” He went on to say, “The DC office has expanded regionally into Maryland and Virginia. I know this region well and want to be part of the company’s growth plans to expand our reach throughout the DMV. And, to support our dedicated team in providing the best service to our customers.”

In his spare time, Scott serves as the President of Builders Development Guaranty Group, a subsidiary of the Maryland Building Industry Association. He’s also an MBIA board member and an avid all-seasons golfer. With two grown children (Kate in Chicago and Julia in Brooklyn), Ann & Scott’s home life now includes a “deconstructed Labradoodle”—Olive, their Labrador Retriever, and Penny, their Standard Poodle.
